Why you have received this letter
The City has received the abovementioned subdivision referral from the Western Australian Planning Commission (WAPC). An assessment of the proposal found that the application is proposing a variation to the City’s Town Planning Scheme No. 21. The variation is as follows:
- The proposal results in not constructing a subdivision road.
Prior to issuing referral comments to the WAPC, adjoining affected owners have been invited to view the proposed subdivision plans, and make comment on the planning matters that affect may their property.

We ask that you consider the following matter(s) and let us know whether you object to or support the development proposal.
- Town Planning Scheme 21 Variation
The proposal results in a variation to the Scheme Map. An excerpt of the Scheme Map is shown below:
The proposal results in the approved variation (Red hatching) to subdivisional road (purple) being removed and replaced with a common property driveway that will not be connected to the future subdivisional road.
The proposed subdivision layout is provided in the attachments.

How and when to submit your comments
Please submit your comments (in writing) to the City by 5pm on Friday 4 April 2025. Where possible we ask that you submit your comments via email however your written comments may be submitted via one of the following contact methods:
- Email your comments to the assessing officer via the details listed below. Please remember to include the reference number SUBR25/0017 in the subject line, and your name and affected property address in the body of the email; or
- Mail the comment form to: City of Canning, Locked bag 80, WELSHPOOL WA 6986
How the City will make a decision on the development proposal
Following closure of this consultation period, a delegated (authorised) officer of the City will consider the abovementioned matter(s) and any comments received from adjoining affected landowners. The City will then provide comments/recommendations to the decision maker (WAPC). A full copy of any submissions received during the advertising period will be forwarded to the decision maker.
In these circumstances, all submitters will be informed in writing of:
- The local government’s recommendation to the relevant responsible authority on the application, and;
- The external responsible authority’s determination.
