This preliminary possibility focuses enhanced sporting, civic and shopping facilities: Sporting Precinct • In addition to the sporting precinct ideas in ‘1 – The Verandah’: o additional space for expansion of the basketball stadium so improved change facilities and sporting oval viewing platforms can be provided o shade and viewing locations around the sporting ovals o Improved skate park facilities, including shade and lighting Civic Precinct • A new library and civic facility, containing larger facilities for community use. This could accommodate residential or retirement living apartments above, taking advantage of views across Agincourt Park and the recreation precinct. Shopping Precinct • Expansion of the shopping centre to incorporate a discount department store. Any lost car parking bays, as well as additional bays required, would be located on the roof of the shopping centre. • A new civic plaza providing a point of focus for community events, located adjacent to the civic precinct and offering an improved entry to the shopping centre’s cinema and restaurants. • Potential expansion of the shopping centre to include additional uses that complement the functionality of the education precinct, such as after-school learning spaces, co-working spaces. This could also accommodate residential or retirement living apartments above. Boulevards and Open Space • Dedicated pedestrian crossing zones on Burrendah Boulevard and Pinetree Gully Road. • An improved pedestrian path system provided throughout the open space for passive and active recreation. • Providing enhanced street tree planting and slower road environment along Burrendah Boulevard and Pinetree Gully Road. Other • Medium density, terrace housing along Burrendah Boulevard, Pinetree Gully Road and The Pinnacle in the form of terrace housing. Any redevelopment would be each landowner’s decision.
